What does a fence cost per foot?
Price runs per linear foot, not per yard. Treated pine on steel posts sits at the low end, stained cedar in the middle, and 8-foot board-on-board with a rot board at the top. Height, gates and slope push it up.
We measure the run first, then you get a price per linear foot in writing before anything comes down. Wood privacy sits between $25 and $45 a foot installed, so 150 feet lands near $4,000 to $8,000.
Why is one fence quote thousands under the other?
Read the post and the rails. The cheap bid is often wood posts in concrete, 2x3 rails and nailed pickets. We set galvanized steel posts, run three 2x4 rails, and screw every picket. Ask both quotes for those three lines.
Do you take a deposit before you start?
One third down on the day we set your start date. The rest on the last day, when the gate latches and you have walked the line.
What can change the price after the quote?
Only something you ask for, like a second gate or a taller run. What we find in the ground stays ours. Rock, an old footing, a slope that needs stepping: those are in the price per foot.
Will the crew upsell me?
No. The price we wrote is the price on the last day. If you want a wider gate halfway through, we price it and you say yes or no. Nobody on the crew sells anything in your yard.
What does a gate opener add to it?
A motor and opener on a new or existing gate runs $1,000 to $6,500, fitted in one to two days. The spread is the gate: a 16-foot double drive gate needs more motor than a 4-foot walk gate. Power at the post matters too.
Days and scheduling
How long does the whole build take?
Two to three days on site for a standard backyard. Day one is tear-out, haul-off and posts set in concrete. The concrete cures 12 to 24 hours before rails and pickets go on. A short front run can finish inside one day.
Who is actually in my yard?
Hector Salinas and three men, on site by 7am, off before dark. He is there from tear-out to last picket. Call (713) 555-0148 any evening.
What if it rains once the posts are in concrete?
Rain does not hurt a post already set; concrete cures wet. We do not tear out a run the day a storm is coming. If the ground turns to soup, we call you and move the date.
How soon can you start after I say yes?
Two to three weeks out. You get a start date and a finish date on the phone, and a call from us if either one moves.
Do I need to be home for the build?
No. We need the gate open and the dogs inside. Most owners go to work and come home to a swept yard, the old fence gone and the new line up.
Posts, wood and gates
How deep do the posts go, and is it concrete?
24 inches in the ground for a 6-foot fence, set in concrete on galvanized steel posts. We leave the factory edge showing above grade, so you can check the depth yourself.
Treated pine, cedar or board-on-board?
Three levels. Treated pine on steel posts is the everyday backyard fence. Stained cedar costs more and holds color. 8-foot board-on-board cedar with a rot board and a concrete curb is the one that stops sight and rot.
Do you screw the pickets?
Screws on every picket and every gate board, no nails. A nailed picket works loose and pivots in a year. Rails are 2x4, not 2x3, and a 6-foot fence gets three of them so the line does not sag.
What hardware goes on the gate?
Stainless hinges and a stainless latch on every gate. Rusted hardware cannot be adjusted, only replaced, and the gate is what you touch daily.
How long does cedar last here?
Houston sun and wet summers gray cedar in a season. Stain and sealer at $4.20 to $6.00 a linear foot slows it: one day of work, then one dry day before the dogs go out. We stain new cedar after it dries, not the week it goes up.
Permits and paperwork
Do I need a permit for a fence in Houston?
Under 8 feet, usually not. Over 8 feet or masonry, the City of Houston wants a permit and we pull it before anyone digs.
What does the 10-year workmanship warranty cover?
Anything we built wrong, for 10 years, on our paper: a post that leans, a gate that drags, a rail that pulls loose. Wood weathers and that is not a defect. One page, you keep it.
Who vouches for you?
Texas sets no state credential for fence builders, so we carry the American Fence Association CFC. It checks 3 or more years of verified work.
Who fills out the HOA packet, you or me?
We do. We send your HOA the drawing and the material list and wait for the written approval. Budget 7 to 14 days for that.
Does the 10-year warranty follow the house?
Yes. It runs with the fence, not with your name. Hand the page to the buyer and the rest of the 10 years goes with it at closing.
Repairs and tear-outs
Can you repair the fence instead of replacing it?
Often yes. A post runs $150 to $400, a panel or section $300 to $900, and most repairs take half a day to one day. If only the back run leans, that is what we touch.
The gate sags so I have to lift it.
Usually the hinge side moved. We reset the gate post 24 inches in concrete, rehang on stainless hinges, and ask which way you want it to swing. Say if a pool is coming. We come back and adjust.
The storm laid my back fence down. Can you come?
Call us the same day. We stand the run back up on new posts, and if only the back section went, that is all we charge for. Storm weeks fill fast, so we give you a real date.
Who hauls off the old fence?
We do. Panels, posts and old footings go out on our trailer the same day, dump fee inside the price per foot. On a shared line we tell you first which side comes down.
